A multiplex is a residential property that contains two (duplex), three (triplex), or four (fourplex) separate dwelling units within a single building.
If your property falls within an R, RD, RS, RM, or RT zoning designation, you may be eligible to build a duplex, triplex, or fourplex. Existing homes can also be converted into two, three, or four units. We recommend checking the City of Toronto’s Interactive Zoning By-Law Map to confirm your zoning, or you can contact SL Designs for a professional assessment.
Each unit is permitted up to two balconies or decks—one at the front and one at the rear of the building. These must be located on the second storey or higher and must comply with zoning projection limits. Corner lots may also allow balconies on the side wall facing the street, subject to by-law requirements.
If your project involves a minor variance to zoning regulations, you’ll need to apply for a zoning review and obtain a Zoning Applicable Law Certificate. Additional approvals may be required through the Committee of Adjustment. SL Designs can guide you through this process.
Yes. In many cases, a multiplex property can also include an accessory dwelling unit such as a garden suite or laneway suite, provided certain regulations are met. Contact SL Designs and we’ll help evaluate your property’s eligibility.
Yes, multiplex buildings are permitted to have multiple front entrances, as long as they comply with applicable zoning and building codes.
